Look, I’ll be honest – when I first saw the name ICOI (or if you’re reading the Japanese), I wasn’t sure what to expect. It’s tucked away in Nishinariku, which honestly isn’t the first neighborhood that comes to mind when you think “Osaka hotel,” but that actually turned out to be one of its biggest strengths. The area around Tsumibashi feels authentically local in a way that the tourist-heavy districts just don’t anymore.

What really sold me on this place was the parking situation – and I know that sounds boring, but hear me out. Finding free parking in Osaka is like finding a unicorn, especially anywhere near the action. Most hotels either don’t have it or charge you ¥2000+ per night for some cramped underground spot. Here, you actually get a proper space without the stress of navigating those terrifying mechanical parking towers that seem designed to scrape your mirrors off. The 10-minute train ride to Namba and Shinsaibashi is no joke either – I timed it, and it’s actually faster than driving through the congested city center during peak hours. You hop on at Imamiya-Ebisu station, and boom, you’re in the thick of things.

The hotel itself has that clean, understated Japanese efficiency thing down pat. It’s not trying to be fancy – this is a 3-star place that knows exactly what it is – but everything works the way it should. The rooms are compact (obviously, this is Japan) but thoughtfully laid out, and I was surprised by how quiet it stays at night despite being on a fairly busy street. You know what I really appreciated? The staff actually seemed to care about helping you figure out the neighborhood instead of just handing you a generic tourist map. They pointed me toward this incredible takoyaki stand about three blocks away that I never would’ve found otherwise, and let me tell you, it was better than anything I had in the “famous” spots downtown. The morning routine here is pleasantly low-key too – no rushed checkout drama or fighting for elevator space with tour groups. I mean, the rating speaks for itself at 9 out of 10, but what struck me was how that high score came from getting all the basics absolutely right rather than trying to wow you with unnecessary bells and whistles. If you’re the type of traveler who wants to experience Osaka like someone who actually lives here rather than just hitting the Instagram spots, this little place gives you that perfect home base without breaking the bank.

  I like the location & the facilities. The house is clean & cosy too. I will surely repeat if I ever happen to be in Osaka again. The problem is only 1 which is the bedroom on downstairs was locked and can’t be used. The rests all good.

  I had a wonderful stay at this apartment. Accessing the key through the key box was super easy. Although I didn’t meet the host in person, all communications were timely and attentive. The location is excellent, with supermarkets and convenience stores nearby. It's just two stations away from Namba and one station from the Daikokucho market. With the fully equipped kitchen, I was able to cook several meals using fresh ingredients purchased from the market. It was a fantastic experience for a foodie!
  
  What could be improved: We couldn't find a way to keep the toilet light on constantly; it switches off after several minutes. Anyway, no big deal!

  Everything was good and as advertised. Beware of the stairs, it could be a challenge to drag luggage up and down. Stayed for 4 nights with our own rented car.

  Very clean property that had all toiletries available and set up. Good air conditioning for every room. Easy to find and parking spot included. The futon rooms and beds were comfortable however the sofa bed was a bit lumpy. Clear instructions for recycling and waste disposal. Nice, clean design. Cool manga books to read on your downtime. Location was both good and bad; near to the train stations (10min walk) however at night time, the area near the accom close to the shopping districts can be a bit dirty and dodgy.

  Good location, quick to get to shopping streets. Friendly caretaker.
  Whole house is very clean and well maintained. Has all amenities and entire stay was without any issues. Highly recommended will stay here when we visit osaka again.

  Spacious for a family of 5 because it's a 2-storey place. Free parking is a plus.
  
  What could be improved: Being 2 storeys means you have to climb up and down, which can be tiring. The washing machine is old, and the shower water flow is very weak, which made showering difficult, especially in winter when you need to shower faster. The cushions and slippers were very dusty, so after using them, I felt itchy. The blanket wasn't very comfortable either.
